The Fact

The National Association of REALTORS® reported a national median price of $434,900 for an existing single-family home in the second quarter of 2026, 1.5% higher than one year earlier.

A Related Measure
NAR’s separate monthly series for all existing housing types reported a median price of $440,600 in June 2026. These are different statistical series and should not be silently substituted for one another.

What This Means

A national home-price benchmark is one part of the housing-affordability equation. To evaluate affordability, price must be considered alongside household income, mortgage rates, down payment, taxes, insurance, and other carrying costs.
